This a small site behind houses on Claremount Road, although it is still greenbelt except a small extension through the garden of 115 to make it accessible from the road. The council assessment seems vague on access as it would need the garden wall, lawn, hedges etc. to be removed and reinforcing walls built to retain the remaining gardens.

The site access statement in the council’s assessment is contested as being unpractical and undesirable. Is it really desirable to dig up a person’s entire front garden, lawn, walls and hedges to create an access to an odd shaped intrusion into the greenbelt?
The local highway network in Claremount is already congested but no figures for current or future traffic volumes and congestion have been provided, preventing an informed understanding of future problems, at this site and for the area as a whole.

This site is one of 29 proposed new housing sites in Northowram and Shelf Ward, which would increase the number of houses by 2057. This scale of development will drastically change the nature of our communities and local environment, and cause unsustainable pressures on roads and other social infrastructure. Instead the focus of development in Calderdale’s Local Plan should be on the regeneration of brownfield sites in sustainable town centres.
