Although this is a relatively flat site it is several metres below the road level as evidenced in Planning Application 16/01028/FUL. Under the same application a 4 bed house has now been built across the only remaining frontage onto the A6036, making this site undeliverable.

The site, although flat is located several metres below road level making it impossible to construct a suitable, safe access onto the A6036 without a severe negative impact on the adjacent Designated Ancient Woodland. Evidence can be seen in Planning Application 16/01028/FUL. This same application has reduced the potential frontage onto A6036 to the extent that any further access splay will encroach into the 20m buffer zone around the Ancient Woodland.

This site is one of 29 proposed new housing sites in Northowram and Shelf Ward, which would increase the number of houses by 2057. This scale of development will drastically change the nature of our communities and local environment, and cause unsustainable pressures on roads and other social infrastructure. Instead the focus of development in Calderdale’s Local Plan should be on the regeneration of brownfield sites in sustainable town centres.

Development permitted under Planning Application 16/01028/FUL has removed the only remaining access to the site onto the A6036. Any further work to create an access onto the A6036 would result in severe harm to the adjacent Ancient Woodland.

I propose that the land remain as Green Belt.
